Self Managed Superannuation Fund

Are you sick and tired of your superannuation not performing? Did you know you can use it to borrow and buy an investment property within your super fund?

Since September 2007 super funds have been permitted to borrow money (on a limited recourse basis) to purchase investment properties. These changes could assist astute investors to increase their wealth and enjoy tax free income in retirement.

What are some of the potential benefits of doing this?

- Take control of your super and make all of the investment decisions

- Pay the deposit from your current super balance

- All rental income is paid into your super fund assisting your retirement planning

- Rental income in a super fund is taxed at a maximum of 15% and can be as low as 0%

- Capital gains in a super fund are taxed at a maximum of 15% and can be as low as 0%

- 0% income tax on earnings of the fund and 0% capital gains tax on the sale of your property once you are over 60 and your super is converted to a pension.


What else do you need to know?

There are a number of requirements that need to be met for the loan and the investment to comply with the Superannuation Act. You will also need to set up your own Self Managed Super Fund which carries additional roles and responsibilities that you will need to consider. Basic variable rate loans are extremely popular due to their low interest rates. The trade-off with some these types of products is that they are limited on features and may end up costing you more than a flexible loan that may suit your day to day needs better.

Standard variable rate loans are known for their flexibility and features. Partly fixing, loan splits, offset, additional repayments and redraw are usually standard with this type of product.

Fixed rate loans protect borrowers against interest rate rises for a given period of time although work against borrowers when rates fall. Fixed rate loans are popular amongst investors and home owners that require a level of security when forward planning their repayments.
